In my experience, nearly every unsold property comes down to one of these:
OVERPRICED
Most agents don’t tell you what your home will sell for.
They tell you what you want to hear so they can win the business.
That inflated price kills momentum from day one. Buyers scroll past it.
The right people never even book a viewing. And the few who do turn up are already looking for reasons to justify a lower offer.
By the time the price gets reduced, the damage is already done.
LAUNCH
You only get one proper launch.
That first 10–14 days is when:
- The most motivated buyers are watching
- The most attention is on your property
- The best offers are made
If your home went live quietly, with average photos, no real strategy, and viewings scattered across weeks…
